Choosing a Demolition Contractor

Choosing a demolition contractor can be challenging particularly when this is not something you have had experience with. To ensure that we are able to progress with your build without delay and without additional cost to you, Clarendon Homes recommend that you engage one of our preferred demolition contractors.

If you choose to engage your own demolition contractor we recommend that you provide them with the following Scope of Works. If the contractor adheres to this scope of works it will ensure that we are able to commence construction of your new home without any unnecessary delays or additional costs associated with suitably preparing your site for construction.

Before Demolition

  • Demolition works must be performed by a licensed demolition contractor and in accordance with all state and federal legislative requirements including WorkCover, EPA and Local Council.
  • The Demolition Contractor must be able to produce all documentation and licenses applicable to the demolition works as well as obtain and pay for all necessary and regulatory notifications and permits.
  • The Demolition Contactor is to provide temporary fencing as to ensure that the site suitably enclosed and safe.
  • The Demolition Contractor must coordinate the termination of all services prior to commencing demolition works including electrical, gas, water, sewer and stormwater. We recommend allowing up to 21 days for this to be processed. 
  • The Demolition Contractor must ensure that all trees specified by the customer, or the local council are protected. All tree protection measures are to be installed by the Demolition Contractor prior to commencing demolition works.
  • The Demolition Contractor is to provide photographs of the site prior to commencement of their demolition works that clearly demonstrate to the condition of the site before their works. Images of the site should include any structures such as foot paths, cross-overs, gutters, roadways, fences, retaining walls and sheds. The Demolition Contractor will be liable for the cost to remediate/repair/replace these structures if damaged as a result of the demolition works.

During Demolition

  • The Demolition Contractor is to provide the necessary temporary fencing for the duration of the demolition to ensure site safety standards.
  • The Demolition Contractor must provide/use appropriate and compliant machinery and equipment required to undertake the demolition works.
  • The Demolition Contractor must provide appropriate dust suppression measures whilst undertaking their demolition works. Every effort must be made to protect and prevent any dust, debris, fibres and building materials from entering any neighbouring properties, stormwater, sewer, and waterways.
  • The Demolition Contractor is required to remove grass and vegetation from site, scraping back the areas in the building envelope back to natural ground.
  • The Demolition Contractor should not over-cut / over-excavate the site as to cause future drainage issues or the requirement to import additional fill material.
  • The Demolition Contractor is to take all necessary and appropriate steps to ensure their works do no undermine or damage existing or neighbouring structures such as foot paths, cross-overs, gutters, roadways, fences, retaining walls and sheds. The Demolition Contractor will be liable for the cost to remediate/repair/replace these structures if damaged as a result of the demolition works.

After Demolition

  • Asbestos removal work must be performed by a licensed asbestos removalist. (Minimum Class B license). Disposal of demolition and asbestos waste must be undertaken at a site / location authorised to accept this classification of waste. Disposal records and receipts must be submitted with the applicable invoice.
  • The Demolition Contactor must provide an Asbestos Clearance Certificate at their completion of their works. The clearance certificate must be provided by an Independent suitably qualified person.
  • The Demolition Contractor must remove all waste associated with previous/existing structures on site that occupy the building envelope. Removal of demolition waste includes all above ground and below ground material associated with the previous/existing structures being demolished as well as any buried waste in the building envelope. The building envelope includes the footprint area of all new building(s) as well as the location on new external drainage and stormwater lines. Refer to Builders plans for locations.
  • The Demolition Contractor is to ensure that all waste materials (>30mm diameter) associated with the demolition works are removed from site. Waste materials include concrete, masonry, tiles, glass, metals, timbers, fibre cement, PVC and earthenware pipes, asbestos, floor coverings, plasterboard, general waste, dumped rubbish and vegetation.
  • If the Demolition Contractor appointed by the Customer does not remove all waste materials from the site then the Customer will be responsible (at their own cost) for the removal of these waste materials before construction can commence on their home.
  • The Demolition Contractor is to provide photographs of the site at the conclusion of their demolition works. Images of the site should include any structures noted above.
  • The Demolition Contractor must provide a Demolition Clearance Certificate at the completion of their works
