Choosing a company to build your home is a huge decision. Which is the best for the type of home you want? Are they available in your preferred location? Do they offer the right floor plans and inclusions? Are they competitive with price?
Sometimes, all other things being close to equal, the deciding factor can come down to the peace of mind you seek after the whole building process. Who will continue to offer the best customer support once you have the keys in your hand and have moved in? Who is prepared to be there if something goes wrong?
In NSW, home builders are required by law to have two types of warranties.
The first is a statutory warranty that covers general defects for two years from the date of completion of your home.
The second is a six-year structural warranty for major defects.
Under these warranties, a defect is defined as defective design, defective or faulty workmanship, defective materials or failure to comply with the National Construction Code.
A major defect covers features that are integral to the building’s structure, such as the footings, foundations, roof, walls and waterproofing.
For a defect to be classed as major, it must be likely that it could cause your home to be uninhabitable or unable to be used for its intended purpose, or there must be potential for it to cause the destruction of part or all of the building.
For example, if there was a problem with the waterproofing, water might enter your home and affect the walls and the floor to the extent they become unstable. This would satisfy both the conditions mentioned above.
While these requirements are there for your protection, Clarendon goes and above and beyond what is required by law.

In addition, we offer a 90-day warranty, which starts from the completion date. We won’t just hand you the keys and disappear; our customer care team will be in touch to guide you through this first warranty period where you will have the opportunity to compile a list of anything you are not happy with in your home.
Perhaps a door isn’t closing properly, or one of the window furnishings isn’t quite right. We’ll be there to fix it.
While we’re there, we’ll also look around the house with you and make recommendations about things you can do to ensure your home lasts longer than a lifetime. The Clarendon Care Guide and CSIRO document that comes with your contract includes lots of these tips.
We know that most of our customers are not builders or engineers. That’s why we will point out aspects where you may need to take a bit of extra care, such as a west-facing laundry door that might need extra upkeep against the harsh effects of sun, or gutters and drains that will need to be kept clear to avoid excess moisture building up and affecting the building’s footings.
As a new proud owner of a Clarendon home, we know that in years to come you’ll want your house to be looking at least as good as it was the day you moved in (actually it will probably be even better, once the garden has taken shape).
During the euphoria of moving into your dream home, you probably won’t give much thought to how you will maintain your new property. That’s where our Care Guide comes in handy.
It will help you look after every inch of your house, from painted surfaces and windows to appliances, so that if in the unlikely event you do need to make a claim down the track, you know you have looked after your property properly. Over the years, you might want to make changes to the home or landscaping: it’s important to refer to the CSIRO guidelines to ensure you’ve not doing anything that might cause adverse effects and void your warranty.
